One Agency has expanded its South Australian presence with the launch of One Agency Adelaide CBD, led by experienced property professionals Mr Andrew Skilbeck and Mr Mark Robins.

The new agency officially launched in early April and brings together more than 35 years of combined real estate experience across valuation, advisory, sales, and development. Both Mr Skilbeck and Mr Robins are Certified Practicing Valuers and Associate Members of the Australian Property Institute, having commenced their careers with global and national real estate service and advisory networks.

Their decision to join One Agency follows a period of collaboration across property projects, which evolved after Andrew expressed an interest in opening his own agency and obtained his real estate agent’s licence. With complimentary skills, shared values and a strong understanding of the Adelaide property market, the pair saw an opportunity to establish a new business under the One Agency banner.

“Andrew and I have known each other for some time and when the topic came up of going into business together, we knew that now was the right time,” says Mr Robins.

“Our complementary skills and extensive experience truly set us apart in the Adelaide market. It’s not every day that a real estate agent can offer their clients a property appraisal as a registered valuer.”

Mr Robins brings more than a decade of experience as a licensed Land Agent and has previously owned and operated two boutique real estate businesses. Throughout his career, he has transacted more than 100 off-the-plan and new-build sales, working alongside state government, local council and private developers.

He also has a strong history of providing advice across the community housing sector and was recently appointed as a Non-Executive Director to the Board of Westside Housing, an independent not-for-profit charity providing discounted rental homes for people unable to access the private rental market.

His combined experience as a Valuer, Land Agent, Developer, and Director within the Community Housing Provider network provides a unique skill set that will support the direction and growth of One Agency Adelaide CBD.

Mr Skilbeck has operated as a registered valuer for more than 15 years, with experience across a broad range of South Australian markets including the Barossa Valley, Clare Valley, Mid North, Yorke Peninsula and metropolitan Adelaide. More recently, his focus has shifted toward metropolitan and northern areas of Adelaide, where he sees continued opportunity for sellers to benefit from the strong growth the city has experienced over the past five to six years.

“We are still seeing strong levels of market activity across Adelaide in the sub-$800,000 price range, in which the most active participants are first home buyers, developers and downsizers,” said Mr Skilbeck.

The launch comes at a time of continued momentum in the local property market, which remains characterised by high demand, constrained supply and sustained growth. Median house values in Adelaide recently tipped $1 million[i], while the lower-quartile, affordable and unit markets continue to show some of the fastest levels of growth with unit values up 15 per cent or $90,800 over the past year[ii].

The Adelaide CBD is also set for significant transformation, with a major partnership between the State Government, the City of Adelaide and community housing providers Junction and Unity Housing to deliver one of the city’s largest housing and mixed-use developments.

The City East project [iii]will transform an almost 8,000 square metre site between Pirie and Flinders streets, with plans for four towers of up to 39 storeys, more than 700 apartments including 200 affordable housing outcomes, a 200-room hotel, commercial and office opportunities, retail outlets, public realm improvements and new laneway connections.

For Mr Robins and Mr Skilbeck, these local developments and market conditions reinforce the importance of experienced, well-informed property advice for buyers, sellers, developers and investors navigating Adelaide’s next phase of growth.
