One Agency Highrise Building

What’s the value of a real estate franchise?

While an independent agency may be able to build up a loyal and repeat client base after years or even decades servicing the same location, a real estate franchise offers agents and principals a way to bypass this, to an extent, with a nationally recognised brand.

When home sellers look for someone to entrust selling or managing their most significant asset, they may feel more secure in dealing with an agency that has an established name and identity. But it’s also clear that the traditional franchise model in Australia comes with frustrations for successful principals – namely, having to hand over a significant percentage of your commissions, alongside high ongoing franchise fees.

With the real estate landscape changing in response to the internet, it’s worth reflecting on what value is derived from being part of a franchise and how much a national franchise brand contributes to your success.

An established brand and identity

There’s an inherent professionalism that comes with being part of an established franchise or network. This is conveyed in the brand messaging, corporate livery, the retail experience with standardised office fit-outs and the familiar templates bringing consistency to every piece of marketing, from stationery to signage, to the myriad of advertising materials.

One Agency - Fees glorious fees - Set your franchise free

Fees glorious fees: Set your franchise free!

Real estate commission splits are always a hot topic in the real estate industry, along with franchise costs and models. Fundamentally the industry needs to change. It’s time agents were free from franchises and agreements and free to keep the commissions they generate.

Traditional franchise model

First, let’s look at the traditional agency franchise model that so many of us know.

Real estate franchise costs vary but typically include an up-front fee, commission payments in the range of 8–11% of gross sales income and fees for operational services. Typically, as the franchisee you pay onboarding costs alongside a monthly marketing fee; training and technology may or may not be included.

Marketing campaigns can be a mixed bag; state or nation-wide branding and promotions offer little direct benefit to the franchise holder, and you have no say on how the funds are spent. This can lead to additional fees being imposed by franchisees on their sales staff, for example, to process sales, or market them and the office.

In terms of real estate commissions, a 50:50 split is common. This can suit newcomers to the industry who can benefit from a wage and marketing costs held on credit until commissions are earned. Stronger sales performers usually command more, such as a 40:60 or 30:70 split in their favour.

Rob Groat Real Estate Franchise

Real Estate Franchise Principal Moves to One Agency

Prior to joining One Agency in January 2016, Rob Groat owned a Ray White franchise.

He wanted to seek a break from the traditional real estate franchise model which was becoming restrictive, increasing in cost and less personal to work under.

Rob, who has been in real estate since January 2003, and his business partner, Tom Paton, opened One Agency Albury Wodonga on the border of Victoria and NSW. The opportunity to gain full control of their business and yet have the support of modern technology and marketing – plus the fact that they retain 100% of commission – were both major draw cards in their decision to join One Agency.

“We briefly thought about starting up as an independent agency,” says Rob, “but the work and worry of setting up the support structures and systems soon ruled that out. After a good deal of research we just couldn’t find any negative reason to not want to join One Agency and we had no concerns from that point that this was the correct move to make for our business.”

Making the decision to commit to a new career move is often terrifying. With a supportive network of fellow One Agency members, however, Rob was both well informed and well prepared when it came to making the final choice. Before opening the Albury Wodonga agency, he said he spoke to “6 to 8 established offices [of One Agency]”, all in various areas of Australia. Along with One Agency’s efficient and streamlined setup, the initial process ran – asserts Rob – ‘smoothly’.

Despite a smooth setup process and a supportive list of contacts, leaving a big agency like Ray White doesn’t come without an inevitable barrage of ‘what if’s?’ For Rob, it was a little under 5 years before he was finally able to put his desire to leave the company into action. Initially, fearing the enormity of setting up as an independent agency, he considered signing a new franchise. Fortunately, that changed when he was made aware of the One Agency brand and the freedom it would allow him as an agent and business owner.

Mark Mitchell One Agency

Mark Mitchell Invests Commission Back Into His Own Business

Mark Mitchell opened his One Agency business in January 2016 and is trading as One Agency Mark Mitchell Real Estate in the Geelong region of Victoria.

He wasn’t interested in going with a traditional franchise and didn’t want to take the risk of setting up as an independent agent, so the One Agency business model appealed to him.

“Being my own boss and also the decision maker was a big deciding factor for me,” says Mark, who has worked in real estate for the past 5 years. “I also love to have the flexibility to make challenging calls on winning a listing or losing one.”

Other factors that resonated with Mark were: receiving 100% of his commission directly back into his business. He also flags that cash-flow in any business is critical and so being paid in a timely manner was a huge factor.

“To wait a month after settlement to get paid for work I busted my butt off to get was so frustrating,” he says. “It really annoyed me, how, as the agent I was always the one who got paid last, weeks after the office and marketing were paid. I saw a lot of agents leave the industry because of this.”

“I was spending thousands on marketing myself and branding the company’s name, mostly  out of my own pocket, then having to split a great chunk of it away. I thought that if I’m paying to brand someone else’s business myself, with no marketing budget allowance from them, then I’d be better off spending my money on my own business, keeping all the commission and invest it back into marketing for myself.”

Real Estate Business Cashflow

FREE Real Estate Business Cashflow & Cost Forecast 2016

It’s that time of year when many of us reassess where our lives are heading, when we might consider making a few changes for the better and set some goals.

If you’re a real estate agent who works for someone else, then you are part of your employer’s wealth creation process. And that can be fine for a while, especially at the start of your real estate career when you need someone to show you the ropes.

But when you start to feel as though you are putting copious amounts of your blood sweat and tears into someone else’s business, along with long hours, and the rewards just aren’t enough, then it may be time to consider setting up your own real estate business.

We will share a suggested real estate business cashflow spreadsheet and a cost forecast for 2016 at the end of this article, to help you get started with planning the financial side of opening a new venture.

Running your own business is one of the most rewarding things you will ever do, yes it can be hard, but most challenges are, and we develop and grow by setting ourselves new challenges to overcome. All you really need is the ability to list and sell property. If you’re confident that you have that skill, then the other requirements for business ownership can be learned, coached or outsourced.

One Agency Conference 2015 Paul & Annie Davies

One Big Connection at the One Agency Conference

Last week saw our members come together from across Australia to the Langham Hotel in Sydney for our annual One Agency Conference.

It was a day when new members met more established members, faces were put to names and lots of knowledge and experience was shared.

John Stewart, our Australasian Membership Consultant was our MC for the day and he did a stellar job. John has been a major player in our move into New Zealand and we are thrilled to announce our first One Agency office has opened there  this week.

Tom Panos presented for us again, in his inimitable style and bringing great ideas and energy to the stage. Tom shared  some great tips on helping create your best financial year ever. His wealth of knowledge was as insightful and inspiring as ever.

The hotel put on a fabulous lunch and gave everyone a chance to catch up and kick back. Nick Bendel, Editor at REB online joined us for part of the day along with other guests and One Agency suppliers.

Independent, Licensee, Franchisee or Marketing Group?

If you’re a real estate agent navigating the minefield of setting up your own real estate business, no doubt you’re considering which business model will suit you and your wallet best. Will it be Independent, Licensee, Franchisee or Marketing Group?

But what is most important? Is it choosing the right business model? Or is the individual agent and their ability to attract listings more critical? We believe that the agent is the most important and key element to success, so there’s no one correct choice as to which business model is right for you.

Some recent statistics on a REB+ article called ‘Employer of Choice’ recently showed that a majority of agents want to start as an independent agency rather than entering via an expensive and tightly controlled franchise. Given the choice, most agents want the freedom to run their own business in their own way.

At One Agency, that’s what we offer. We attract many highly successful real estate agents who want to secure their own financial future by setting up a real estate business. Most of them have looked at the figures for setting up an independent brand and know that it will cost them big bucks and put unnecessary strain on a new business starting up. They also understand that it’s likely to take far longer to establish themselves in the marketplace.

How To Help Your Vendors Prepare For Market Presentation

The bulk of any property success in the market lies on pre-sale strategies. With thorough planning and thoughtful execution, any property can be sold as soon as it enters the market.

So what’s the secret? It’s a combination of many things, location, street appeal, price point, current stock levels and quality marketing. A key factor can be in the vendor recognising the power and the rewards of a property makeover. But between the vendor and the property makeover specialist, what’s your role as an agent?

The Function of Detachment
You’ll come across vendors who believe that their property can be sold as it is. The challenge for you is to help them transition from being a homeowner to a seller. How? By helping them to change the way they approach the process. They are selling their home and therefore the property becomes a product rather than a home. Detachment involves dissociation – the act of distancing the owner from the property.

Homeowners value their home based on the emotions they invested on it. To start their transition, help them strip their home but leave the bare essentials intact. A little decoration won’t hurt but personal effects have to go.

The function of detachment is simple: it creates an opportunity for potential buyers to feel at home in the property. With personal effects an impediment, the property will only stay appealing to its original owners. The key is to allow buyers to feel emotional towards the property.

Real Estate Franchise

Why Traditional Real Estate Franchise Models Are Outdated

Running a franchise real estate business can be costly, but it’s almost impossible, as a new independent agency, to compete with the big franchises in the local marketplace. We’d go so far as to say franchise models are outdated.

Buying into established franchise models is an obvious way to get set up, but it’s both constraining and expensive.

Typically, if you run a franchise business, you are faced with brand restrictions and high costs. You’ll have to pay a percentage of your income to the franchise and they usually work on a penalty system. The more you make, the more you pay with multiple fees involved.

There’s on-going reporting, operating parameters and expensive shop-front leases plus fit outs to be paid for. You must keep your expenses well under the expected income you can generate to have a profitable and sustainable business.

Lindy Harris One Agency

Why One Agency is the Perfect Fit for Real Estate Business

Lindy Harris found the perfect fit for real estate and started her real estate business with One Agency after working for an independent real estate agency where she ran the sales department.

“I figured that I might as well be doing it for myself, I’d always thought that I would open my own business one day and when I came across One Agency it seemed like the perfect fit for real estate and for me.”

Lindy opened One Agency Lindy Harris in the NSW Hunter Valley region, covering the Singleton, Broke and Branxton areas in February 2015.

She discovered the brand after attending a Lee Woodward seminar. Lee introduced her to Paula Taylor, who was one of the first members of the One Agency group.

Peter Vasiliou One Agency

Why This Agent Started His Own Real Estate Business With One Agency

Each month we interview ONE of our members to discover their story and have them share their experience of setting up their own real estate business with One Agency.

What do you love about your work in real estate? What drives you?
I’ve been in the business since 1998 and still love it because of the flexibility and freedom it gives me. I’m driven by results and good customer service.

What attracted you to the One Agency business model?
The ability to be your own boss with a great business model behind you and the fact that I can run the business in the way I want to.

Growth In Real Estate Varied Significantly Across Australia 2014

What is the real growth in real estate? These days it appears that it’s impossible to paint a broad picture about Australia’s real estate market.

Marked difference for growth in real estate proves that each city appears to march to a very different drum, with figures for 2014 highlighting this discrepancy in the nationwide property landscape.

CoreLogic for 2014 show the difference in final quarter growth and year-on-year growth for 2014. While all cities experienced overall growth last year, not all of it was significant. It appears that Sydney has been growing at twice the pace of the rest of Australia, with Melbourne a not-so-close second in term of annual growth. Brisbane, missing in action for two years, found a late burst in 2014 while Perth, which rivaled Sydney and Melbourne in the growth stakes in 2013, slowed down markedly, recording the lowest capital growth of any city.

One Great Real Estate Business Opportunity for 2015

What New Year resolutions have you made for 2015?

If you want to have a more secure future as a real estate agent then you’ve likely been thinking about how you can retain more of your hard earned commission, and your real estate business opportunity for 2015.

It’s obvious to most that you’ll do better if you have your own real estate business, but if you’re concerned it’ll be too hard to do it alone read on… there are smarter ways to get started. See what Paul Davies, Managing Director of One Agency has to say about setting up for yourself:

“I only wish one agency had been around twenty years ago when I was setting up businesses because honestly it’s a no brainer. The business of the future is simple light-weight, effective and economical that’s what One Agency represents. I was a franchisee for twenty years and there were lots of restrictions. Why? Who likes them? At One Agency there’s no restrictions, you do business the way you like to do business, it’s what you’re good at. Make it enjoyable and make it profitable. The future is yours to choose.”

One Agency is different and we love the fact that it’s different. We’re a licensing arrangement, not a franchise, it’s a more efficient and economical solution for agents where they can operate their own business at a fraction of the cost of a usual real estate business and keep 100% of their fees.

We work very closely with agents to maximize their income, then we make sure they keep as much of that income as possible. We work very closely on the bottom line, it’s called profit. That’s what we’re good at and that’s what we deliver.

Don’t let fear hold you back from taking control of your own financial future this year.

Watch some of our members talk about their experience with One Agency here.

A Toast to the Festive Season from Paul Davies MD of One Agency

It’s that crazy time of year again as we run around in preparation for the festivation season, attending school concerts and braving the Christmas shopping queues.

I’m sure that you’re all busy making sure that your sales, rentals and businesses are managed through the holidays of this festive season.

We’ve had another extremely productive year here at One Agency and have almost doubled the number of members joining the group. With one new member from the Northern Territory, we are now in all States and Territories of Australia.

Rita and Karin have been joined at Head Office this year by Therese, Emma and Darelle. Between them, they’ve managed the huge growth we’ve seen, and I thank them all for their contribution to our group. The One Agency brand is getting more and more exposure in the market place and we look forward to welcoming in more real estate professionals in 2015.

With enquiries pouring in from across the Tasman, we are also investigating establishing operations in New Zealand, to offer these real estate agents the same great opportunity as our Australian members.

Many of you will be pleased to hear that we’ve been working on the new One Agency website and it’s looking great. It will be a beautiful design, easy to navigate and have lots of excellent new features. Launch is due early in the New Year.

One Agency Real Estate Group Showing Rapid Growth

We held our second One Agency Conference of 2014 at The Westin in Sydney last week with rapid growth and a record number of attendees in excess of 100 people. Managing Director, Paul Davies says:

“I can’t tell you how delighted we were with our ‘ONE Big Conference’, how inspiring it was to us and also to our members. We are seeing a rapid rate of growth which shows that ONE Agency has come a long way over the past five years. Membership is increasing steadily and we are on track to again double our numbers this calendar year.”

Most attendees agreed that Dr Fred Grosse was the highlight of the day. For those of you who couldn’t make it, we will be sharing the audio recordings of Dr. Grosse’s sessions very soon. The One Agency Member Panel boasted Anita Ellis-Case, Stephan Siegfried, Andrew Reeves, Vince Salvatore and Scott Crossman as contributors. This is always an extremely popular segment as members discuss their experience, videos and marketing ideas and share stories of their journey since joining the group.

One of our members said that they felt it was great value for money having seen Dr Fred Grosse on several previous occasions, at a much higher cost and his presentation at our conference was the best. Here’s some other feedback from our members:

Real Estate Transactions Are 9.8% Higher Than A Year Ago

Real estate transactions are up as Australians have proven their preference for bricks and mortar as a sound investment, pouring their money into the property market and lifting its value to a staggering $5.6 trillion.

This is in direct comparison to superannuation funds which are worth about $1.8 trillion and our share market which is worth about $1.6 trillion.

New figures from RP Data reveal buyer demand for property has levelled out, but property purchasing is still at a high. Transaction levels are 9.8 per cent higher than a year ago with 351,738 houses and 140,277 units bought in the year to July.

The latest market report identified Darwin as having the property market with the highest long-term capital gain of any capital city. Its median house price rose by 8.2 per cent per year for the past ten years while its unit values went up by 8.3 per cent.

Sydney still had the highest capital gains in the past year with dwelling values up by a hard-to-beat 14.3 per cent. Sydney’s median house price was also the highest in the country at $750,000.

Tina Lee One Agency

Why Choose One Agency for Your Real Estate Business?

Each month we interview ONE of our members to discover their story and have them share their experience with us, and ask the question; why choose One Agency?

Under the spotlight this month is Tina Lee from One Agency Tina Lee in Chatswood, Sydney.Tina has worked in real estate sales for the past 10 years and she joined One Agency in October 2009 when she became one of our first members.

What do you love about your work in real estate? What drives you?
I’m lucky that the nature of real estate sales runs in line with my career mission: ‘To be a People Helper’. I’m driven by meeting and working with people from different walks of life and offer my professional advice and service to assist my clients in achieving their goals.

What attracted you to the One Agency business model?
I loved the industry but was not happy with the system of the previous company that I worked with in 2009.  So I needed to make a decision to either join another company or start my own. At that time, I saw Paul’s advertisement in the North Shore Times. I contacted him, we had a few meetings to understand his vision and the business model of the One Agency brand. The business model is very simple, flexible and cost effective and Paul is a very supportive leader. So I made my decision to join the group and haven’t looked back.

How is the brand working for you?
The brand provides a prestige and high-class image with all the materials that we use for marketing. Our clients love it as it really stands out from the crowd.  It also gives my company an image that we are part of the whole national group not just another independent brand.

Would you recommend One Agency to others?
Definitely! I would highly recommend our group to those who want to serve the industry in a more innovative business model. The support from Paul, head office and members of the group are great. Other members are very helpful and always willing to share their experience and ideas.

Trevor Manwarring One Agency

Real Estate Business: We Ask Trevor Manwarring Why One Agency?

Each month we interview ONE of our members to discover their story and have them share their experience with us.

Under the spotlight this month is Trevor Manwarring from One Agency Manwarring Property Group in the Northern Rivers region of NSW, where he covers the areas of  Wollongbar, Alstonville, Goonellabah, Ballina and Lismore.

Trevor has worked in real estate sales for 19 years and he joined One Agency in September 2013. We asked Trevor to share his experience with us.

What do you love about your work in real estate? What drives you?
Helping people, whether buying or selling. I enjoy being able to help by taking away a lot of their stress and by guiding them in the right direction.

What attracted you to the One Agency business model?
I was in a position to stay where I was working at another agency and get no further ahead or go out and do my own thing, so I heard about One Agency and I contacted Paul Davies by phone. After a long discussion he convinced me to go to Sydney to one of their conferences to speak to other members that were already involved with the group as well as to get to meet Paul in person. The thing that impressed me the most was Paul’s vision and he also was quite particular on who joined the group to protect the name and its members. When I finished the conference I had no doubt about my future with One Agency and joined approximately one month later.

How is the brand working for you?
The brand has been excellent, people comment all the time how sharp it looks and how it stands out from our competitors. We even find that older people find it easier to read with the One Agency colours!

Would you recommend One Agency to others?
Yes, definitely. I always speak highly about the back up from Head Office and all of the other members, you only have to email or *Facebook or even call and there is always someone there to help. At One Agency we are all ONE.

* One Agency has a closed Facebook Group Page where members can share ideas and knowledge between themselves, it’s a useful tool.

What do you think keeps your prospective vendors awake at night when they are considering listing their property?
Which agent should I be trusting with my biggest investment that I own to not just sell it, but to give the service and feedback that they expect and the best value in todays market.

First Home Buyers Grants – Changes July 2014

The start of the new financial year sees changes to some states’ First Home Buyers Grant – some advantageous and others not so welcome.

From July 1, first time buyers of new property (existing properties don’t qualify) in NSW are now eligible for a First Home Buyers Grant of $15,000 grant on purchases up to $750,000, increasing the threshold from $650,000.

“The latest figures show the number of grants has increased significantly over the past financial year,” says NSW Treasurer Andrew Constance. “First homeowner grants for new homes were 46 per cent higher in the four months to April 2014 compared to the same period the year before.”

However, the end of June marked the end of an era for South Australia’s First Home Owners Grant of $5000 with it ceasing to exist in its current form. REISA chief executive officer Greg Troughton says, “The one saving grace for South Australian homebuyers was the First Home Owners Grant for established homes. Although this has dropped to $5000 in recent years, it did go some way to ameliorating the effects of a $20,000 stamp duty for those wishing to buy their first home at the current median price.”

One Agency Real Estate Group Celebrate 6 Years!

One Agency Real Estate Group celebrated our 6th anniversary last month and would like to thank all our members for choosing One Agency.

The business is evolving rapidly and we are thrilled with the positive response we continue to receive from both members and other real estate professionals about One Agency Real Estate Group.

‘I wanted to give real estate agents and business owners the freedom to build and control their financial future with the support of a national brand. I’m proud to say that we’ve achieved this and are now the fastest growing real estate group in Australia,’ says Paul Davies, the Managing Director of One Agency.

Here are some of the many comments we received on LinkedIn:

‘Congratulations on 6 years Paul and thanks for creating a great vehicle for me to grow my business and keep the majority of our hard earned commissions.’ Grant Baker, One Agency Noosa

ONE Big Helping Hand – Local Community Fundraising

Whether your motives are humanitarian or professional, getting involved in the local community at a volunteer level offers a variety of benefits.

There are two types of community involvement that real estate agents typically gravitate toward. The first is donating money to a cause, which is admirable and a boon to the charity recipient yet it involves very little effort beyond writing a cheque. Then there is hands-on volunteerism: the getting your hands dirty, joining in nitty-gritty of community involvement.

Both types of charitable donation are great but the latter is hands down better for your real estate business. The type of giving back that puts you face-to-face with groups of people who may turn into clients is good for business.

So charitable involvement or donation in the real estate world isn’t completely altruistic?

It may well start out as a selfless desire to give to others, but side benefits of community involvement include the fact that it’s a fabulous way to generate leads, get your name linked to the local community and increase your brand reach and public persona.

One Agency Real Estate Business

One Great Business Opportunity for 2014

The holidays are becoming a distant memory for most of us and the shiny goals we set for 2014 may also be fading fast!

If you’ve been looking for a great business opportunity and thinking of setting up your own real estate business but are concerned it’ll be too hard to do it alone, why not consider what Paul Davies, Managing Director of One Agency has to say about setting up for yourself.

Real Estate Business – Is FEAR Holding You Back?

As the Managing Director of One Agency I talk to a lot of real estate agents who are unhappy in their current situation.

Many are considering taking the leap into starting their own agency and the biggest hurdle in making that decision is often fear.

An acronym I like for FEAR is False Evidence Appearing Real. You may be sick of working for a principal who retains more than 50% of your hard earned commission, or you may be a principal who is sick of feeding the ever hungry franchise head office with your hard earned profits. What’s stopping you from taking control of your financial future?

If you are fearful of opening your own business or moving out from the constraints of a traditional franchise, it would be productive to identify what the specific items are, that make you feel that way.

You need to analyse each of those fears and determine if they are ‘real’ or not.

Fear is a paralysing emotion and generally doesn’t achieve anything much positive. That is of course unless it’s fear your personal safety, such as crossing a busy road, which is to be respected. However for the most part, when we look back at what we were once fearful of we often find that we have usually moved on and it no longer applies.  This is what typically happens if you plan to open a business, you feel the fear and then do it anyway, then wonder what it was you were fearful about in the first place! The perceived fear is ALWAYS greater than the actual situation, in other words, it’s never as bad as you think.

So let’s talk specifics.  You’d love to have your own business (and who wouldn’t like the freedom AND BENEFITS that brings?) but you are fearful. The first thing you should know is that you are completely normal. Totally and utterly normal.

Whenever we step into unfamiliar territory and take a leap of faith, we don’t know what may occur and therefore it makes sense to have certain amount of fear and trepidation. That’s to be expected and it’s perfectly understandable.

One Agency News from Head Office – October 2013

We’re excited to announce that we now have more than 100 One Agency agents in Australia and are growing bigger every day – it’s a great to see our brand out there in competition with the big franchises.

We’d like to offer ONE big congratulations to our 3 businesses in the Illawarra just south of Sydney on the coast who recently featured 16 full pages in the local newspaper, the Illawarra Mercury –  One Agency Denison-Pender & Moore, One Agency Zeidler Hayman and One Agency Sally Absalom. They came only second to Ray White who have been long established in the region and have 9 large offices.

The One Agency Head Office has recently moved to new premises in Brookvale – the  ‘Lifestyle Working Building’ . It’s a benchmark ‘green’ building that provides considerable energy and environmental savings whilst offering us fresh air, sunlight, creative spaces, health facilities and a great community to work within. Located at 117 Old Pittwater Rd, Brookvale, adjoining Warringah Mall, we’re loving our new home.

One Great Agent – Vanessa Denison-Pender

Each month we interview ONE of our members to discover their story and have them share their experience with us.

Under the spotlight this month is Vanessa Denison-Pender from One Agency Denison-Pender Property,  specialising in properties located from Stanwell Park to Woonona in the northern area of the Illawarra, NSW.

Vanessa has been in real estate for 10 years and she established her One Agency office just under 12 months ago, after being very active agents in the local area with leading franchises such as Ray White and McGrath.

What do you love about your work in real estate? What drives you?
I love real estate because you get to work with real people in real life situations, people needing homes for their families, downsizing their needs, accommodating the elderly, buying and renting investment properties etc. etc and so it goes on.  I love being part of my local community.

What attracted you to the One Agency business model?
The simplicity of the model and knowing that I’ve been doing it so long now that it really was time to do it for myself.  The One Agency model is a perfect vehicle that allows established agents to take the next step and the people are so nice too!

How is the brand working for you?
It’s a great brand that people seem to be recognising as a new ‘boutique’ style of agency.  We keep a simple, hands-on approach.  Being business owners attention to detail and client care is our guiding principle.

Would you recommend One Agency to others?
Absolutely, if you’re thinking ‘I can do this for myself’ it’s probably time to do it. Back yourself and get on with it.  It’s a bit scary, but worth it.  You get to have a great business and even better lifestyle.  Instead of giving away 50% of your hard earned commission and selling twice as many homes, you can sell less and still earn the same amount!  As my partner says, ‘it’s a no brainer’.

What do you think keeps your prospective vendors awake at night when they are considering listing their property?
Will my agent give my property the service I’m looking for or just treat me a just another sale? How important is my business to them?
